Residential Inspections:
For most of us, a home purchase will be the one most significant financial endeavor we
will ever pursue and will be an integral part of our lives for a long time. With this in mind, it is
extremely important that due diligence be exercised to assure that what we are purchasing is, in fact, what we hope
it to be. One major important step in this process includes a complete home inspection which is designed to
perform a complete review of all the major systems which make up the home. These systems include, Structural,
Mechanical (HVAC), Electrical, Plumbing, Roof Structure and Covering, Appliances, and many
others. Home inspections are an integral part of a property purchase and their sevices are employed by
individual home purchasers, investors in real property and homeowners who wish to make a determination on their
home's current condition oftentimes to make it ready for sale.
Most folks believe this inspection is required on only existing homes, however,
the fact is that it should be done with newly constructed homes as well and ideally be performed before the
walk thru with the builder. It is absolutely essential that the inspection be conducted by a completely
unbiased professional and only for the client's benefit. Builders will often indicate that their construction
is inspected by a third party agency which may be true, however, in this instance, the builder is the primary
client, not the purchaser.
What are the benefits of a home inspection? Put simply, it is "Peace of Mind" in
knowing the current condition of the property and the possible future issues that may arise. Although
the decision to purchase remains with the client, he is now aware of the possible issues which may need to be
addressed in the future. The benefit to this item alone provides for a strong bargaining tool for the
purchaser in attempting to negotiate repairs or the final price of the home. Not having a Home Inspection performed
on a potential high value purchase is foolhardy at best and often results in what was initially deemed to be a
joyful enterprise into one strewn with multiple issues which are costly to remediate. Remember, once the
property closing has taken place, there's no returning the product for a refund. From a cost
perspective, the price of an inspection is essentially from 0.2% to 0.3% of the total cost of the home which is a
very cheap price to obtain such critical information about the property.
Of course, the integrity of the inspection is directly related to the expertise and
experience of the inspector. There are many inspectors available to provide this service but not so many
that will provide an "Excellent" inspection. Do NOT shop for an inspector based on price alone since
price does nothing to ensure a complete and accurate inspection. Ask the inspector candidate to explain
what will be done, his experience, the reporting structure and provision for photos, and a sample report
that can be reviewed and used as a comparative tool in the evaluation.

We will inspect virtually every aspect of the home's systems and detect any deficiencies which may
exist. In addition, we will also take that extra step to determine the source or cause of the deficiency
and not just point it out in the report. All of our inspections utilize thermal scanning with an
infrared camera to detect non visible deficiencies which may exist in wall spaces such as missing insulation or
moisture intrusion. While it will generally takes most inspectors about 1 1/2 hours to inspect a 1500 to 2000
Sq.Ft. home, it normally takes us 2 to 2 1/2 hours. Prior to the inspection, it is necessary that all utilities are
turned on (electricity, water and gas) so that we may conduct a thorough inspection.
Our reports are unparalled in the industry and includes a narrative report
which does not just point out deficiencies, but explains in clear, concise language that can be
understood (No Tech Speak) what is wrong and why it is a problem. In this way, the client can place some
priority on the severity of the issue when evaluating the property. There are no pictures included
in the narrative reports, instead, we provide a complete Photo Album which is in Powerpoint format. The
photos are all nearly page size and fully annotated with text to describe the deficiency using graphics to
highlight or otherwise point them out. In reality, you will receive two reports, a narrative and one in
picture form. Of course, all slides in the photo album are referenced by number in the narrative for easy
reference.
At the conclusion of the inspection, the Inspector will point out all deficient
findings with you so you may clearly understand what is reported. Oftentimes, we can offer recommendations
regarding the correction of some deficiencies. As always, our Inspection results are CONFIDENTIAL and will not be
shared with anyone except you.
The written report and picture album will be made available to you, usually
within 24 hours and delivered by email, or if you prefer, via CD at an additional
